What happens if something unexpected is found during the build?

It can happen, especially in older properties. If we uncover something such as rot, poor foundations or hidden pipework, we stop, show you the issue, explain the options and agree any cost or programme change in writing before proceeding. No work is ever added to your bill without your sign-off.

Are you insured, and is your work guaranteed?

Yes. We carry full public liability and employer's liability insurance, and our work is guaranteed for 10 years. Structural work and waterproofing systems carry their own long-term warranties, and you'll receive all certificates, including electrical, gas and building control, on completion.

How do I choose a builder I can trust?

Look for a written contract, a detailed itemised quote rather than a single line saying "extension: £80,000", staged payments rather than large sums up front, proof of insurance, and, most importantly, recent references and completed projects you can actually see. Who manages the project? Do I need to hire an architect and project manager separately?

We offer a full design-and-build service, meaning drawings, structural engineering, planning, building control and construction are all managed under one roof with a single point of contact, in the form of your own dedicated project manager. If you already have an architect, that's fine too: we're equally happy working to your existing drawings.
