How Much Does a Loft Conversion Cost in London

There are various factors that could affect how much a London loft conversion will cost. The type of property will be one of the biggest things to consider. For instance, Victorian and Edwardian terraces are common in the capital, but their period features can mean that additional structural work may be needed. Semi-detached houses will give you slightly more breathing room, although neighbours, access and the condition of the property are all still things to consider. 

We often say that you can choose two from ‘quality’, ‘quick’, and ‘cheap’, but you can’t get all three when it comes to a loft conversion. When it comes to structurally altering your property, you really do get what you pay for – and it’s worth getting it right first time.

The type of loft conversion you’re after will also have one of the most obvious impacts on costs. Many companies tend to offer these types of loft conversions in London: 

  • Dormer Loft Conversion: One of the most popular options in London, this type adds a box-like structure to the roof, extending the space. It’s typically more affordable (£48,000-£50,000) but still provides significant extra room.
  • Velux (Rooflight) Loft Conversion: The least expensive option (around £38,000-£40,000), this conversion doesn’t involve changing the roof structure, just adding skylights and insulation.
  • Hip-to-Gable Loft Conversion: For properties with hipped roofs, this type of conversion extends the sloping side, creating a vertical wall. It’s more complex and expensive, typically costing £55,000-£65,000.
  • Mansard Loft Conversion: The most expensive option, ranging from £57,000-£70,000. This involves significant structural changes and offers maximum space but usually requires planning permission.

Planning permission, especially for period properties or areas of historical significance, is vital to consider before committing to a loft conversion. Most loft conversions in London can be done under permitted development rights, which don’t require full planning permission. However, if you’re making significant structural changes (e.g., Mansard conversions), or your home is in a conservation area, you may need to apply for planning permission, which could delay the project and add several thousand pounds to the cost.

One slightly less obvious but nevertheless pertinent factor is the rising cost of labour in London. With cost of living expenses generally higher than the national average in the capital, the labourers tasked with transforming your home may increase their prices accordingly. 

While there are many things to consider, if space is a necessity, a list such as this pales in comparison to the one that would come from attempting to move house.
